There are a few properties that seem like a good investment opportunity for me, but these are a bit different than the ones I'm usually going for. At the moment they're set up for short term rental which the owner claims are doing well, but is selling them because he has other investment avenues he wants to pursue. If I were to get these, should I keep them in their current format and rent them or should I flip them?

I know that keeping them as short term rentals could provide a great cash flow, but it's a very active business, not a passive one.
You have to manage bookings, guest communication, cleaning, and maintenance. Even with a management company, you have to factor in their fees. If the seller is getting out because of the work involved, you need to be honest with yourself about whether you're ready to take on that responsibility
