About to talk to an investor

I'm no rich, so my goal is to partner up with an investor one who'll own the properties and I'd be the one managing them. Naturally, most of the revenue will go to thim, so that part is settled. I've never been the person that's good at persuading others, so I'm looking for some pointers about how to drive the conversation and keep it going. Sure, I have an idea how to potentially skyrocket the business, but I don't want to sound like I'm promising everything. Any tips?

Most investors appreciate a straight shooter, so I think you should focus on showing that you've got skin in the game, and know how to run things on the ground, and instead of pitching per se, talk through your plan like you're already in the trenches together: how you'll manage, how expenses will be controlled, what kind of deals you're targeting and so on

When I first got started, I concentrated on presenting clear data and real-life examples of property management. By demonstrating my grasp of the everyday challenges, I was able to keep the conversation genuine, rather than sounding like I was just trying to sell something.
