Just poking around to see what folks here think about using property management for short term rentals. I'm not in any rush or anything, just curious if it actually makes life easier or if it's just paying someone to do what I'm already doing okay and it might be nice to not deal with 2AM "how do I work the TV" texts though. Anyone here use one and think it's worth it?

I'm in this boat but from another angle, as I plan to work as the manager. I'll be honest, there are some advantages but there are some things you should be mindful off, even though I'm the one saying them. You won't have to worry about anything, your guests will have a better experience (at least that's the goal), so more free time for you and happy customers. With that said, you'll need to trust your properties to someone else, so it needs to be a trustworthy person. Plus, the managers need to earn too, so the full profits won't go to you.

You've both made some solid points. It really boils down to how much you value your time and how involved you want to be in the process. If dealing with late-night messages from guests and maintenance calls is starting to get on your nerves, it could be worth it to pay someone for the peace of mind, as long as you trust the person handling it. I'm also curious, for those who are already using a service, what percentage do they usually take?
I agree with them both, if youre handling everything yourself and it's not too overwhelming, you might not need one yet. But if you start scaling up or just want to reclaim your time and sanity, a good manager can be worth the cost. They handle guest communication, cleaning coordination and maintenance issues , which can save you headaches. So yeah, if you value your downtime and dont want to be on call 24/7, it's usually worth it and it depends on how hands-on you want to be.
