Switching gears what’s working for you in 2025

I've been concentrating on small multifamily buy-and-hold investments over the last few years. However, given the changes we've seen this year,like rising interest rates, slimmer profit margins, and more properties lingering on the market, I've shifted my focus to short-term rentals. I discovered a couple of off-market properties in areas popular with tourists and set them up on Airbnb. To be honest, the returns have been better than what I've experienced with my long-term rentals recently.

Since there are some knowledgeable people here in the Short-Term Rental Forum, I'm really interested in hearing about the strategies that have been effective for you in 2025. Are you sticking with flipping houses, expanding your rental portfolio, or diving into short-term rentals as well? I'd love to know what's been working well for you.
 
Yeah can def boost returns but if you're in the right location and manage them well, recently many people are focusing on airbnb lately, especially near tourist hotspots, but it requires more hands on work in my opinion. Flipping is still popular but feels riskier with rising rates, expand long term portfolio
 
I hear you, short-term rentals are killing it lately, especially in tourist hotspots. I've been spending time on them too, making sure listings look great and responses are fast. STRs are definitely where the cash flow's better right now. What areas are you working in?
